One big way to be green - blog, it saves a lot of trees!
I am also interested in green alternatives to weed control, we bought an acerage this year and it has an abundance of weeks. I would rather not use nasty chemicals because I do have a large garden.
Lustron - Rare Architectural Example in My Backyard
I came across this interesting home when I moved to Alta and once I became a REALTOR I found another one in Storm Lake. While doing some research for a very special Italianate home (which is a sub class of Victorian architecture) I saw a picture of one of these homes. The homes are called Lustron homes they are made out of steel, everything is steel - even the walls on the inside. Is that cool or what?? They are prefab homes built in 1949 and 1950 and I found out there are a number of them where I live (Midwest) and now I am sharing them with you! If you would like to learn more check out the book Lustron: The History of a Postwar Prefabricated Housing Experiment (McFarland & Co., 2001).

Iowa Statewide Housing Statistics
The Iowa Association of Realtors publishes housing statistical information and summarizes all boards that report.
Statewide the numbers stack up like this:
Comparing 2008 to 2007
January 2008 - Median Price down 18% and number of sales down 36%,
February 2008 - Median Price down 17% and number of sales down 11%,
March 2008 - Median Price down 18% and number of sales down 24%
April 2008 - Median Price down 1% and number of sales down 14%
May 2008 - Median Price down 17% and the number of sales down 15%
June 2008 - Median Price down 1% and the number of sales down 31%
July 2008 - Median Price UP 1% and the number of sales down 9%
I expect to see these numbers getting into positive territory very soon, once the election is over and the economy stabilizes.

The real estate market in our area, just like all over the US is trending down. I believe that can be attributed to 2 major factors: the first is insecurity making major financial commitments due to the instability in the economy and the second it the whiplash effect we are experiencing from all the poor loan practices over the last 3-5 years. Banks are requiring a very good credit score and a down payment. Many Americans have neither, so they have no choice but to continue to rent. There is a bright side to all markets, regardless of whether they are up or down. In this one the silver lining is for the people who own rental properties.

10 Ways to Cut Costs in the Current Market
Below are ways I am saving money in my life and in my business. Please add others you are using to get a better grasp of your budget.
1) No Chi Tea in the morning - saving about $11.00 a week
2) Cut eating out by 2/3 - my husband and I both work long hours and it seemed like eating out was a necessity. It isn't - approximate savings a week $80.00
3) Packing both of our lunches - eating better and saving about $65.00 a week
4) Caffeine boost of 2 sodas a day - healthier diet and saving about $50.00 a week
5) Planning my showings better to save gas. Unknown savings at this point but I drive a Toyota Solara and get about 24 miles to the gallon.
6) On days I do not have office appointments or floor time I work at home. I live about 4.5 miles from my office but I do go home to share my lunch (with a small buy mighty chihuahua named Spike) and then back. Round trip for a normal day about 18 miles. About $3.25 in gas a week, not a lot but it all adds up.
7) Programmable thermostat in our home, we have moved and have propane for the furnace fuel. I have never had this type of heat but our previous home had 2 programmable thermostats and I really liked having the ability to manage the temperature when I wasn't home or when sleeping. Unknown savings, industry estimate is about $120.00 a year. Living in Iowa, in Blizzard Alley on the Buffalo Ridge I imagine we will save a lot more than that.
8) I have hired a service to do my mailings, they also do the postage. I don't have to take the time to write, place postage or mail the info. Estimated hours saved that can be used for other prospecting 3 a week. That is 3 I can be on the phone staying in touch or doing other more immediate contacting.
9) Reviewed my advertising for 09, refined and focused it. I didn't renew some, at a savings of about $25.00 a week.
10) Read more marketing books, blogs, checkout websites of competitors, learn more about SEO so I can implement it more efficiently and not have to pay a service. Knowledge of how to do something is abetter investment than paying to have it done in some instances. Currently, I do my own website and SEO but I have been seriously looking into having it done in 09. Cost savings in 09 will be $175 a month.
Anyone else out there have any ideas?
Free Home Inventory Forms
It is helpful to keep this current at least once a year, why not at New Year's time. We get things that need to be insured at that time of year and the camera is handy. Record the info., snap a picture (you do need to print it) attach the receipt if you have it and put it all in the BIG envelope you keep IN THE SAFE DEPOSIT BOX, take the envelope to the safe deposit box and you are done.
The perfect time to begin a home inventory is when you are moving, you have to pack it, why not document it?
If you have older parents it is a good idea to help them do a complete inventory, a video camera is a big help too. Hey it can be fun, spend some time together and get a good deed done.

Title Guarantee - Who Needs it? - Everybody!
Why do you need it - abstractors and attorneys are human and they make mistakes, there's such a thing as a mechanics lien and it may not show up until 90 days after the work is done, judgements and liens can be filed after the closing and before the mortgage and deed are recorded leaving you liable, legal discriptions can be inaccurate, unreleased mortgages exist, and a number of other very nasty things you don't want to have to figure out on your own or at your own expense.
Unfortunately, I am personally involved in a property with a big problem, some time in the early 1900's part of the legal description was not continued with the abstract. I never knew about Title Guarantee, I am sure my bank has it and I paid for it but I can't use it. From now on I will never purchase any real property without it, all my Buyers will be educated on the need for this and the pitfalls of not having it. Some of those pitfalls include: big legal bills, inability to sell a property, angry neighbors, and a whole lot of frustration.

In our local area - Storm Lake Iowa, there are several options to staging a home. Your Realtor should know a lot about staging and either be able to assist you or put you in contact with people and companies who stage. Stagers in Storm Lake Iowa include possibly your Realtor, Elements, and the new Furniture and Flooring store close to Hwy 71. Prices vary greatly so first talk to your Realtor, staging must be complete prior to having the property listed and pictures taken.
Remember over 80% of ALL buyers go on-line to check out houses before they contact a Realtor to see any thing. Never allow a Realtor to list your home without having pictures to be put online. A property on the mls without a picture could cost you a buyer.

Big Announcement - I found the silverware!
Finally, while going through some boxes last night to find a few more staging items I found my silverware. I can't tell you how glad I am to not have to eat from awful plastic silverware. My staging got good reviews and I will be adding several things this afternoon. Staging is fascinating and I attended a meeting with a local interior design guru - Cathy Sorbe this week. She made several recommendations including using neutrals, and neutral does not mean all beige. I'm all for that, I am so far from a beige person I though I would die thinking I had to paint my home all beige to sell it.
Cathy also said large area rugs, large art and large foliage are good items to use. Well I have everything except the large foliage. I'm into real plants and I don't much care for faux plants, but she does have a pear tree in her shop I rather liked.
I will let everyone know what advice she gave me on adding to or pearing (pun intended :) - down my staging.

Our Home is For Sale in ALTA

This is my apology to all my readers, as most of you know we (my husband and I) have been so busy lately that we can't see straight.
Our home is for sale in Alta, we bought a building that we plan to gut and turn into our new home. Somewhere I packed the 3 sets of silverware we have, over a month ago, and I still haven't found a single one. We were greatly blessed by our Summit Chruch family and all the help they gave us in our move, we could never thank them enough!
We were living out of boxes in the lower level of our new "home" as we got our home in town ready for sale. Getting ready included exterior paint, interior paint, new garage siding, new carpet, 2 bathroom updates, refinishing the huge front porch floor, building a new staircase to the basement, mowing every other day due to rain every day, staging, not to mention all the cleaning after drywall sanding and getting it all done within 3 weeks. Can you say TIRED?
Well the house in town is done, although I have asked Cathy Sorbe of Elements located at 1701 W. Milwaukee Ave, Storm Lake 712-732-2385 (local design Guru)to fine tune it.
She is awesome!

Credit Score Hit - 30 points every time!
With the increase in the required credit score to be able to get a mortgage or qualify for PMI it is not ever a good idea to be late on your mortgage. Pay your mortgage as your first bill, and skimp on other things like cable, highspeed, entertainment, eating out, cell phone, gasoline etc....

New 1031 Exchange Ruling on Vacation Homes
1031 exchanges are a marvelous tool for real estate investors, check out the link to see how this works with a vacation home. There has always been a problem with the determination of vacation homes as personal or investment property. Now we have very clear rules including ownership for at least 2 years. Also to qualify as investment property, ie be considered in a 1031 exchange the property must be rented at fair market rent for at least 14 days in each 12 month period. There are also strict rules for the owner's use and it goes without saying document everything or don't even try an exchange. To find out more check out the link
1031 Exchange is fascinating and seems complicated but there are a professionals who work in this field and make it a lot easier. This is a tool every Realtor should have in their arsenal.

New Development in Alta
I am uncomfortable with the idea of government stepping in where private business should be. From the conversation with Tom and comments made by some of the Council members the cost to develop each lot is not their biggest concern, unlike a private developer profit is not focused on. I voiced a desire to see a side by side comparison with the development Addie has proposed. Long term there would be a lot more lots available. I also think this should be an area that the public's opinion should weigh mightly on the decision, ultimately they will be footing the bill.
Hum, cost is a concern of mine as a tax payer, resident and Realtor in Alta. One of the major reasons people want to live in Alta is that the taxes are lower than Storm Lake. Keep checking back for updates to this interesting situation that is developing in Alta. Let me know your thoughts about this.

This bill seeks better loans for consumers. The proposal by the chairman of the Senate Banking Committee would not only force mortgage lenders to act in the best interest of borrowers, it also would expose Wall Street firms to lawsuits (IT IS ABOUT TIME!!!!) as well as bar subprime mortgage lending practices such as prepayment penalties and yield spread premiums, (this should not be how a mortgage broker gets paid) can anyone say Major Conflict of Interest???
Dodd's proposal is in some ways similar to one from Rep. Barney Frank, which passed in the House by a wide margin in November.
Mortgage companies and banks are expected to come out in force against Dodd's bill. Really? well you as an American consumer can help get this measure in place ----CALL YOUR BANK, MORTGAGE COMPANY, SENATOR AND YELL - Get this legislation passed and implemented. "I'm Mad As Hell and I'm Not Going to Take it ANYMORE!"

Let me know what you think, I am obviously a proponent of alternative energy especially ethanol and wind power. Yea, I know we have a bizillion mega tons of coal and gallons of oil - I do have a degree in Science - but just because we have a limited supply doesn't mean we need to stick our heads in the sand.
We need to get off our butts and stop depending on the addictive fossil fuels including oil. Gee, if we didn't need their oil what do you think we would have done to you know who? Car makers, get your game together and produce what we all know you already have - efficient vehicles! 20-30 miles a gallon; get real and give us 40-60 miles a gallon - and make that gallon green and completely renewable.

Housing Trends from the Iowa Realtors Association - Mid-Year Report
The Median Price for 2006 was - $69,500
The Median Price for 2007 is - $88,800
That's an increase of 28%
Days on Market have increased
DOM in 2006 at midyear - 86
DOM in 2007 at midyear - 118
That's an increase of 37%
What do those numbers mean?
1) Local real estate is appreciating in general - that's a good thing
2) DOM is also increasing, that may not be a good thing, it means properties are staying on the market longer - possibly a reflection of the Doom Sayers in the national market. It could also be an indication that properties are being priced higher than the market will bear. I will look into the number of properties by percent that had price reductions before selling in 2007 as compared to 2006.
On our Wednesday MLS tours I have been disappointed to see an increasing number of unrealistically priced homes. This is a disservice to the client (Seller), it also goes against the Realtor's code of ethics that we are all bound by if we use the term Realtor behind our name.
If you want to sell a property, you contact a Realtor and they don't do a CMA prior to listing your home - RUN! This analysis is one tool that helps you price your home correctly. A CMA is a report that will show what the market will bear (in other words what you will most probably sell your property for). A CMA is also used with Buyers, it is how a Realtor best represents a Buyer - it is a report that will show what the market has paid for similar properties. This tells your Buyers whether they are offering a realistic amount. Not that they don't trust you or anything - give them the facts to backup your opinions.
Fire - Enough Insurance?
How many of the houses destroyed in California had enough insurance to be replaced - according to the California Dept of Insurance as many as 40% of them didn't. I'm not worried - I have full coverage insurance on my home, you say, well did you know that full coverage insurance doesn't guarantee replacement cost?
Might be a good time to give your insurance agent a call and say, "I want to make sure I have the right kind and enough insurance to rebuild my home if it is destroyed - and Oh, by the way can you make it competitive :>) Thanks so MUCH!

The coolest thing since peanutbutter and jelly
I did a search to see what kind of superbulbs were out there, that's when I saw it - the GEOBULB! That's a new bulb out that will not only save a lot but will last for 12 years - yes, keep up with the info. I'd put it in the safe deposit box we have at the bank. Laugh, I know you are secretly thinking about doing the same thing.
This Geo Bulb - yea that's what it's called, it doesn't get hot, it give off good light (it's LED) who knows how much you'll save not buying bulbs for 12 years or taking the chance of falling off ladders or chairs a couple of times a year . I'm thinking I'm going to go get enough for our whole house - that's about 87, take a day off (or maybe a week) and replace them all. Preparing Your Home to Sell
--How to Get top dollar for your home--
So you are selling your home; and you want to get top dollar. A great Realtor® will be able to give you suggestions on how to maximize you home. Below is the proven process I recommend sellers go through to get ready to list their home. The result, homes sold faster and for more than similar homes in the area!
Home Saleability
Getting started - Purchase large clear plastic storage tubs, at least one for each room. Work one room at a time and pack a minimum of 1/3 of items for the move. If you haven’t used it, worn it, read it, or listened to it in the last 30 days pack it for the move. Reducing your items will help your home appear larger. Smoke in the home or pet odors have to be removed prior to listing, these odors will greatly reduce the price your home brings. You may be unaware of the smellappeal of your home because you live there and are use to it. Ask your Realtor®, a friend or neighbor who will be straight with you about the smell of your home. Smell is a critical part of selling a home!
Entry – It should say WELCOME to All
1) Make that door a focal point! Polish the door knob or replace it if it doesn’t look great. If
the door is beyond ever looking new or old and well kept replace it.
2) Place a wreath appropriate to the season on the door
3) As the door is opened it should be inviting and clutter free – no shoes, coats, umbrellas, book bags, pet leashes etc…
4) Only a welcoming space sparsely decorated for the season and style of the home.
Kitchen – If the item is not used daily, it should be out of sight. If not used weekly pack it in your labeled clear storage tubs. Remove all junk drawers, people check construction of drawers by opening them, ALL.
1) Clean frig (including top, behind, coils and under), stove (including under burners and oven), microwave, dishwasher, sink and drains
2) Clean cabinet fronts, oils from cooking and our hands build up on cabinets, doors and light switch plates and need to be cleaned weekly
3) Scrub counter tops, faucets and fronts of appliance until they sparkle. If faucets leak repair or replace them, if replacing add shut off valves if not already installed. Clean out under the sink, check for leaks – repair if needed.
4) Replace curtains if not “new” looking
5) Clean windows inside and out
6) Scrub floors
7) Garbage disposal cleaned and refreshed with ½ lemon and 1 cup of ice ever other day
8) Check lighting, it should be appropriate wattage for the task
Dining Room – Set the stage for a romantic dinner
1) Items not used weekly go in the labeled clear plastic tub
2) Remove all excess
3) Clean walls, floors, baseboards, remove any cobwebs and dust from furniture and from room, remove chair cushions
4) Clean windows inside and out
5) Replace curtains if not “new” looking
6) Set the table for 2 or 4depending on the size of the table. Start with a table runner in a rich color, add cloth napkins, and use crystal if you have it if not use great looking glasses, use glass or china place settings, and shiny silverware. Add candlesticks and flowers or a tray of unique items to the middle of the table to pull it all together.
7) China cabinets or built ins – remove all but a few items, make it look sparse
8) Last, but most important check lighting, chandeliers should sparkle, no dust on lighting and use appropriate wattage on light bulbs.
Living Room – Inviting and comfortable, this room should beckon come in sit down and relax
1) Items not used weekly go into the labeled clear plastic tub
2) Remove all excess, keep a few personal items like pictures they make the home feel lived in
3) Clean floors, walls, ceilings, baseboards and windows inside and out and polish all metal
4) Decide if you need to paint, many holes in the walls, discoloration from pictures, *smoker in the house or pets – patch holes and paint. The color should not be white but should be a color that complements your furniture and is a neutral. *Smokers or pets, walls and ceilings washed down with a good cleaner and painted with a Kilz product to block the smell. Curtains, carpets, and upholstered furniture cleaned by a professional to remove the odor.
Bedrooms – Should say oasis from the troubles and cares of the day, this room should be a soothing calm color
1) See Living Room above and each person in a bedroom receives a clear plastic storage tub with a label
2) Each person should remove a minimum of 1/3 of the items from the closet – it’s a good time to donate to a local charity, they always need toys, shoes, clothes that are in good shape
3) Clean every surface, patch walls and paint, clean light fixtures, replace bulbs if needed and clean windows inside and
4) Toys, football equipment, etc needs to be in it’s place and that place is not on the floor
5) New curtains or blinds if they don’t look new
6) Shampoo carpet and polish door knob
Bathrooms - Inviting, bright and clean, clean, clean
1) Each person who uses this bathroom should have a small overnight bag for personal items (hair products, personal supplies, tub toys). This bag is stored in the person’s closet in their bedroom
2) Remove excess, if not used weekly pack in the labeled clear plastic tub
3) Clean out all drawers and cabinets – some empty space makes the drawers and cabinets seem spacious
4) Check for leaks under the sink and around the commode (spongy feel to floor around the commode means you need to replace the wax seal and maybe some of the wood around the base), commode that runs – now is the time to fix it.
5) Tub, commode, sink/s, shower and shower door, need to be so clean they sparkle. If calk around vanity, sink , tub and shower doesn’t look perfect and new – replace it, a simple job that makes the home appear well cared for and in good condition – no mold
6) Clean mirrors, lights and vent fan
7) Clean walls, switch plates, medicine cabinets, baseboards, and floors.
8) Clean drains with some Clorox about ½ cup then run hot water to rinse
9) Replace shower curtain or shower door if not “new” looking
10) Replace toilet seat and lid if not “new” looking
11) Check lighting, use appropriate wattage, clean vent fan
12) Place an aroma therapy diffuser here, a light clean scent, not a
plug in (plug ins and spray type of deodorizers are petroleum
based products and approximately 30% of the population are
allergic)
Basement - Unfinished clean as a living room, if unfinished see list below
1) Remove any excess items store in labeled clear plastic tub if not used
Weekly
2) Clean and remove all cobwebs and dust
3) Check all light bulbs, use a higher wattage to enable the entire basement to be viewed easily
4) Repair any cracks (tuck point) and leaks prior to listing
5) Replace the furnace filter monthly
6) Clean windows inside and out
7) No litter boxes in basement, the furnace will draw the smell through the house
8) Run a dehumidifier 24/7
9) Paint the basement walls a light neutral color, this will make the area seem very clean and larger, it should show as a possible future living area not a dark damp old basement.
10) Air out with fresh air if possible (open basement windows)
Garage – Goal is to make it appear big and roomy
1) Remove excess items and place in labeled clear plastic storage tubs. These tubs and the tubs from the house can be neatly stacked against a wall for the future move
2) Clean everything – sweep floor, remove cobwebs and dust. If there are stains on the floor clean them and power-wash. Repair any cracks or chips in floor.
3) Paint walls if needed, ceilings with water stains are a big red flag to buyers, find source, fit it and paint with Kilz to block stain.
4) Check automatic garage doors, replace batteries in openers, and paint doors if they don’t look great.
5) Check lights for appropriate wattage bulbs
Yard – Should say come and enjoy some outdoor fun
1) Mow grass as needed
2) Edge walks and driveway
3) Spray for weeds and seed bare spots
4) Trim any bushes or trees for a clean look
5) Place a blooming potted plant by each door
6) Remove excess yard ornaments and children’s toys store in a labeled clear plastic tub
7) Keep all large toys in one area
8) Swing set, sandbox area – put out new sand and check swing set for maintenance needs, paint or stain If needed
Deck – Somewhere you would want to spend time with friends and neighbors
1) Repair any rotten, warped or excessively worn boards or steps
2) Check railing if present for strength
3) Spray or trim grass around the deck
4) Power - wash with a deck cleaner
5) If deck is wood and hasn’t been stained/resealed in the last 3 years it’s time
Drive Way – should look like it is new and will last a long time
1) Power wash to clean
2) Repair any cracks or chips
3) Spray to kill any grass or weeds growing on it
Gutters and Downspouts – these will help keep your home and basement dry
1) Clean all leaves, branches and seeds from gutters
2) Fix any leaks or loose areas
3) Extend downspouts at least 3 feet from your foundation
4) Inspect roof and nail down any loose shingles
Porches – Say welcome home
1) Remove excess items, no shoes, coats etc
2) Clean top to bottom
3) Check lighting for appropriate wattage
4) Clean windows inside and out
Appliances – Washers, people open these to see if there is hard water, clean to a sparkle and refrigerators clean them out, place a dish of baking soda close to the fan and do not keep leftovers
Pets – Many people are allergic or have asthma, pets and cigarettes smoke can be a big problem for them. I love animals but they don’t help sell a home
1) Remove all sighs of pets
2) Food and water bowls
3) Beds, carriers, leashes, brushes, etc…
4) Litter boxes
5) Flea shampoo is a red flag
6) You receive a call and your house is going to be shown – crate you pet and take it to a friend or the vet
7) Large dogs frighten most people although we won’t all admit it. Some specific breeds of dogs that should be removed during a showing are: Doberman, Pit bull, German shepherd, Rotweiller, Great Danes and most dogs over 30 lbs. Children accompany many parents on showings and a child bitten by a dog or cat will definitely not result in a good offer.
8) Fish, turtles, hermit crabs? – clean the aquarium and make sure there is no smell apparent
9) Reptiles – not a good idea to have snakes, large lizards, or anything that is poisons
10)Birds – clean entire area and be sure there is no smell, put them to bed (cover the cage) if at all possible

If you are a smoker and want to sell your home - read this to save thousands!
If you smoked in your home and want to sell it for top dollar you will have to permanently remove the smoke smell. How, that's the hard part - yes you will have to have the carpets and drapes cleaned professionally and replace the furnace filter about every 10 days until cleaning process is complete - but that is not enough.
All surfaces will need to be thoroughly cleaned with a product like TSP (go to a paint store, they sell it and can tell you how to use it) and painted surfaces cleaned reprimed and painted with a stain and odor blocking product like Kilz. Check after this process to see if you still have an odor problem - have someone who does not smoke check the home - like your Realtor. If there is still a problem you may have to have the carpet replaced.
A house with an odor problem, like smoke or pet will not bring top price - it may not even bring in any offers depending on the market and how the home is positioned for price.
Take Away - don't smoke it costs a lot of money en a lot of areas of your life!

Storm Lake and Alta Iowa Homes Available
The local market is tight with Buyers matching Sellers very closely. As of 10/4/07 there were 63 homes listed and active (no offers) there were 5 OPCTS (offer pending continue to show. In Alta there were 6 homes listed and active, none of them have offers so far.
Fourteen homes sold in Storm Lake within the last 30 days with prices ranging from $45,000 to $142,000. The sales in Alta ranged from $120,500 to $70,000. Now is a great time to buy or sell as the numbers above show.

Storm Lake and Related Home Markets- Still Going Strong!
What are the numbers?
The local MLS (Multiple Listing Service)reported 21 sales in the last 30 days
1) 14 were in Storm Lake
2) 2 were in Alta
3) 2 were in Early
4) 1 in Aurelia
5) 1 in Sioux Rapids
6) 1 in Rembrandt
25% of the sales were out of the Storm Lake and Alta Market, this may be a reflection of the Buyers decisions being impacted by the negative press concerning the national real estate market.
The properties that sold outside of Storm Lake and Alta had an average sale price of $55,600. The sale price of $55,600 is quite low for the Storm Lake or Alta market.
There were 2 foreclosures in the mix - both in Storm Lake. These sold for $45,000 $50,000. These amounts are good for foreclosures, the sale price for these 2 reflects an aggressive investor market in the Storm Lake and Alta area.
Alta had 2 sales, one at $120,500 and the second at $70,000. There is a new foreclosure listed in Alta - 113 Division Street. This is not an investor property, it is move in condition and it is priced for this condition.

SHE'S HERE!
New Storm Lake Conference Center, Restrauant and Water Park Open for Business
The AWAYSIS Project is full steam ahead, the water park is open both inside and outside as are the conference center, restaurant and hotel.
The outdoor water park is awesome - if you haven't been there you are missing out. Young and young at heart are trying out the slides. If you are feeling more sedate (chicken) they have provided an area just for swiming both inside and out, but WHY not try the slides just once, you'll be hooked?
The Regetta Grill restaurant has very good food, I felt the service was a bit slow but there may be a method to that and the view makes the service well worth the wait. Having experienced both lunch and dinner a word of advice - make a reservation if there are more than 2 people.
Check out the elegant modern lobby furnishings, very sophisticated with a hint of the 1940's.
On a separate note, the new condo project across the street to the east from King's Pointe is showing signs of life. Huge concrete pillars have emerged from the golf course, I can't wait to see what comes next. A number of these condo's have been spoken for, if you are interested in a condo home on Storm Lake give me a call. A number of floor plans and upgrades are available prior to development.

Harmony Hill - Proposed Residential Development in Alta
Gary Armstrong of the law firm Mack Hansen Gadd Armstrong and Brown PC, represents Addie; she has retained Mike Michaelson as the Project Manager and the Realtors Joe Aube and Georgia Weaver (both of Alta) make up the Marketing Team.
Addie and the team met with the Alta City Council Monday evening and a meeting with the Alta Utility board will take place Tuesday at 4:00. The City Council's posture toward the proposed development was very positive. Alta has a strong real estate market - with houses selling within days of listing. The homes in the proposed development will benefit the city of Alta in numerous ways: increase in needed tax dollars, additional children for the Alta School System, increase funding to the Alta School System, increase patronage to Alta's business and who knows, maybe even help spark a new grocery store project.
Addie is an outstanding member of the Alta community, very forward thinking and a treasure to know. She has decided to do this project on her own with the help of a team of local talent.

Alta Iowa 4-Plex Remodel Update
Thanks to our son Nick, we have all the scrap wood out of the 2 upstairs apartments. What a help - saved Ronnie and me 4-5 hours hauling it down the stairs. And I got to spend some quality time with one of my most favorite people. I have 4 most favorite people: Sons Nick and Brian, daughter-in-law Kacey and my husband Ronnie. Oh, I forgot Spike - he thinks he is a person, actually royalty.
Check back for pictures of the complete demo next week. The exciting part begins soon - I get to design the kitchens, I love that part. It is very easy, get exact measurements, go to Lowe's or Menard's and give them to the kitchen design assistant. They will enter them into a CAD program and show you several ways to lay out the kitchen and even print you a picture of what it will look like completed. It really looks better then the picture when finished.
Happy 4th of July to everyone, I hope to see you at the Star Spangled Spectacular.

Total Property Remodel? Follow this Plan for Success
You want your financial partner not just comfortable but happy loaning you money, always have a written, professionally presented, detailed project plan. Your plan should include a time line, along with supplies and contractor's names (if you aren't doing it your self), costs and end results. Do not "fudge" on your plan, to put it simply "fudging" is lying.

New Storm Lake Housing Development - not a local contractor
Colby Development is planning to build single-family homes on all 21 lots. The Planning and Zoning Commission recommendation will be presented at the Storm Lake City Council tonight at 5:00 pm.
Please respond to this if you have an opinion one way or the other that a contractor out of Des Moines appears to be going to get approval for this project. Should it have gone to a local contractor?
